Steps for Testing SoftQualify Files through the Automated Underwriting System®

01.

Use an existing or create a new loan file for one of the following test cases:

Individual

Name:

Ken Customer

SSN:

500-50-7000

Individual's Address:

10655 BIRCH ST, BURBANK, CA 91502

Joint

Name:

John Homeowner

SSN:

999-40-5000

Name:

Mary Homeowner

SSN:

500-22-2000

Joint Address:

175 13TH ST, WASHINGTON, DC 20013

02.

Use soft pull account credentials.

03.

Order new credit or import an existing report.

04.

Import the liabilities.

05.

Update the loan file to slightly change the name from that used to order credit.

Why? This change is needed to return a non-static credit file.  The static credit file is a tri-merge.

Ken Customer → Ken Custom

John Homeowner → John Homewoner

06.

Submit to DU for Credit & Underwriting. Request a credit re-issue and enter the soft pull credit file reference number.

07.

Confirm Message 3087 is present on the Findings Report.

To complete testing

01.

Use hard pull account credentials.

02.

Order new credit or import an existing report.

03.

Import the liabilities.

04.

Update the loan file to change the name back to the original spelling:

Ken Custom → Ken Customer

John Homewoner → John Homeowner

05.

Submit to DU for Credit & Underwriting. Request a credit re-issue and enter the hard pull credit file reference number.

06.

Confirm Message 3087 is no longer present on the Findings Report.

Note: Participants are required to receive approval in the Early Assessment program through Fannie Mae and Freddie Mac prior to testing.
